New LEED-certified storage facility in downtown Denver.
Focus Property Group, a locally-based real estate investment and development company, announced today that it has opened Greenbox Self Storage, its first first sustainable self-storage facility in downtown Denver.
The facility, with 747 storage units, which includes solar panels, is at 3310 Brighton Boulevard. It will be the first LEED-certified self-storage building in Denver and the first newly constructed storage project downtown in over a decade, the company said.
?Our goal was to make renting storage space downtown easy and accessible, while offering the best technology and services to our customers,? said Bahman Shafa, a real estate developer who founded Focus Property Group.
?We are also focused on supporting the community, which is why Greenbox was designed to be as sustainable as possible,? Shafa said. ?We have 234 solar panels, energy efficient insulation,and even used recycled materials during the building process.?
The solar panels, which will generate 76,394 kilowatt hours annually, will eliminate an estimated 180,695 pounds of carbon dioxide from being emitted each year. ?This allows each unit at Greenbox Self Storage to save more than 20 pounds of emissions per month when compared to a conventional, non-sustainable facility, Shafa said.
Greenbox is pursuing LEED Silver certification, an enhanced level of recognition developed by the U.S. Green Building Council for high-performing, efficient projects built with an integrative approach to have a lower impact on their environment.
Additional features include computerized keypad access, individual door alarms on select units, climate-controlled units, closed-circuit video surveillance and web based payment options to ensure the highest high level of privacy and security for customers.
In addition to 747 storage units, the building includes three street-level office/retail units, and 45,000 square feet of total rentable space. Unit sizes range from smaller, closet sizes of 2.5 x 5 feet, up to large 10 x 25 feet drive-up units which have direct access from the exterior of the building. Monthly rental fees start at $49.
The exterior of the building features a pattern of green and clear glass, with an eye-public art wall facing Brighton Boulevard that showcases works from local artists.
Shafa said the area, with 17,000 residents and 44,000 students at the Auraria campus, has the population needed to support the facility. He said many residents in the area need storage units that are affordable, safe and conveniently located.
?Over the past 12 years, the residential population has grown more than 85 percent in downtown Denver,? Shafa said.
?There just isn?t enough existing storage space to accommodate such growth, so we are thrilled to bring this new, state-of-the art storage solution to Denver.?
He noted that Greenox Self Storage is the latest s addition to the up-and-coming River North, or RiNO district, which features a mix of industrial and creative businesses, such as art galleries, designers and photographers, alongside several new large-scale apartment developments.
